Our speaker on November 26, 2013, was Lonnie Cooper, our mortgage broker from The Rate Kings Mortgage (www.theratekings.com). Lonnie led us through the answer to a question he is frequently asked: "How much does it cost to buy a house?" He added together all the aspects of the money that would be needed at or before closing. Payment needs to be made for a down payment, prepaying property taxes, homeowner's insurance, transfer tax, title insurance, possible homeowner's association contribution fee, home inspection, and possibly a termite inspection. For a fictitious house costing $100,000, Lonnie added together all of these financial components and arrived at a total of $7150.00 beyond the down payment that would be needed. He has been in the carpentry business for over 35 years, so he brings a wealth of experience to every job. He currently works with his son Jason. Gary has seen many changes in styles over the years, especially in kitchen design. Of course, he has kept pace with all of these changes, so he can tackle any carpentry project. As we enter this season of winter weather, remember that we follow the Downingtown Area School District. If they delay or cancel school, we do not have our meeting.

December 24 featured Glen Coral as our speaker. His company is Turning Point Wealth Strategies (www.turningpointwealth.com), and he represents Life, Health, and Disability Insurance for LeTip Chester County East. Glen gave each of us a sample of a needs assessment form that he uses with clients to help them pinpoint their financial and insurance needs. His goal is to make sure that each client has thought about their needs and goals, so they can purchase the insurance products that best suit their needs and resources. His clients may be individuals or businesses. Business owners can use insurance in different ways during different phases of their business, and Glen is well-equipped to help each person navigate the transitions. She showed us samples of door, windows, siding, etc. She enjoys educating customers about the different products available and how they can help to save money on energy bills. December 31 was the fifth Tuesday of the month, so we engaged in a roundtable discussion about building the membership of our LeTip chapter. We can each contact potential members via letters, e-mail, and/or personal visits. Some people may respond better to certain types of communication, and many may respond only after more than one contact. We discussed the possibility of, as a group, targeting one business category per month. We also talked about finding power partners for our existing members. Scott Darling had lists of a few power partner groups, which he read from and later e-mailed to the Chester County East members. He also shared scripts to help turn cold callers into guests. Several of our members live in communities that have homeowners' associations, and they may be able to make new business contacts or generate tips by posting messages via the association's message boards or social media outlets. Ultimately, we would like to grow our membership in order to generate more business and Dollars in Our Pockets.

Jack can take photos of your family or pets, but he also has many photos on file that can be made into large prints for wall-hanging or smaller prints for cards.

We have closed out the year of 2013, and we look forward to what lies ahead in 2013.

LeTip Chester County East started the new year with our January 7 meeting. Members braved the single-digit temperatures and wind to meet at the Wyndham Garden Hotel.

Our speaker for the morning was Eric Sacco of Kee Scaping (www.keescaping.com). Eric is the landscaper for our group, and he shared some helpful tips for how we can properly care for our lawns and gardens. For example, did you know that mulch should be as deep as the height of a dollar bill? He also talked about pruning different types of plants. Pine trees or shrubs are best pruned in the winter when the sap is more dormant. Prune your flowering shrubs soon after the blooms die off. Eric told us what it means if the tops of your grass are brown: your mower blades need to be sharpened. If moles are in your yard, they are probably looking for grubs and bugs to eat; get rid of the bugs and grubs to send the moles away. Of course, sometimes there are lawn and garden tasks that we can't do on our own or would prefer to have done professionally. Contact Eric (This email address is being protected from spambots. Dave can help with property and casualty insurance needs, and he mentioned that January is a great time to review existing policies to see whether the coverage is appropriate.

The speaker for the January 14, 2014, meeting of LeTip Chester County East was George Evagelou from Saki's Electric (www.sakiselectric.com). George brought in several things to show us. The electrical codes that are enforced for commercial and residential buildings change often, and George prides himself on keeping up-to-date on all the codes. He showed us a code book from several decades ago as well as one from just a few years ago, and it was easy to see how the number of rules has increased dramatically. George makes sure that any electrical job is done properly and in the safest way possible. He also showed us some newer electrical outlets, both indoor and outdoor models. He uses the most current supplies to make sure that neither water nor solid objects (other than electrical plugs) can get into the outlet openings and cause problems.

Our showboater for the week was Anthony Latino, our computer repair expert from Uneek Industries (This email address is being protected from spambots. You need JavaScript enabled to view it.). Anthony showed us a laptop that he had refurbished and was offering for sale. We also saw several tools that he uses when making repairs. Anthony is happy to help with computer or iPhone repair as well as virus removal.

Next week (January 21) will be the third meeting of the month, so we will be doing our visitation reports in addition to our regular program.

LeTip County East met on Tuesday, January 28, 2014. Our chapter was joined two guests, and arborist and a chiropractor.

The speaker was Lonnie Cooper, our mortgage broker from The Rate Kings Mortgage (This email address is being protected from spambots. You need JavaScript enabled to view it.). The common thought is that it may be difficult to impossible to purchase a home in this time when many people's personal finances and credit are tight. However, Lonnie says the The Rate Kings have still been processing 10 to 20 mortgages per month. He definitely recommends getting pre-approval for a mortgage before starting to look at houses so you know what you can look at be able to afford. For people who are worried about their credit rating, Lonnie informed us that closing out a good credit card will not improve a credit rating. Having the same credit card for a long period of time shows fidelity over time. If you must close a card to reduce potential debt, he recommends closing the newest card. When looking at your debt, the percentage of debt versus the maximum allotment on credit cards should not exceed 50%. Lonnie suggested a yearly visit to annualcreditreport.com to make sure that there are no incorrect entries on your credit report. Checking this website will not count as a "hit." This is excellent advice, even for people who are not planning to apply for a mortgage.

Our showboater was Jen Maggiore, our health and wellness coach (This email address is being protected from spambots. You need JavaScript enabled to view it.). She brought in many books about food and diets, many of which were familiar. Her main point was, "Don't diet." Some of the books are helpful, but many are misleading at best. Diets are not the answer to health and weight loss; a sustainable lifestyle change is what will work and keep us healthy for life. LeTip met on February 25, 2014, after a week off due to snow. We did not have a Showboater at the meeting, but our speaker was massage therapist Sue Scales from Hands Down Massage & Bodywork (www.handsdown.abmp.com). She talked with the group about muscles. Even our muscles that perform opposite functions (for example, bending and straightening the elbow) are meant to work together and be in balance. Nobody is using their muscles in a completely balanced way, so we need massage to help regain balance. When we are out of balance, we can experience pain and postural problems. It's better to pursue massage therapy before getting to the pain stage.

LeTip met again on Tuesday, March 4. Our Showboater was Scott Brown, our heating and air conditioning specialist (www.jamesbrownphac.com). Scott is already thinking about warmer weather and the need for home cooling systems, including the new high velocity air conditioning systems. The best time to think about home cooling is before the weather gets hot, so contact Scott for service or installation needs.

Our speaker was Jack Ansley, our portrait photographer (www.ansleyphoto.com). Jack will take a picture of "anything with a face," whether it's an individual person, a family, or a pet. Portraits capture a moment in time for posterity. With digital photography, Jack can produce true white tones, and prints use pigment inks that won't fade over time like the previous dye-based inks would. He keeps the digital photo files and can reprint pictures at any time. Jack can also restore and/or colorize older photographs. He can make reproductions of photos or prints, even changing the size of the document or picture. And of course he can make prints of any or all of the photos that are on our cell phones; a simple e-mail gets the picture to Jack, and he can make a print to your specifications.

LeTip Chester County East met on Tuesday, March 11, 2014. Our showboater was David Schreier, our tree specialist from 4 Seasons Arborscapes (www.4seasonsarborscapes.com). David showed us several pieces of equipment that he uses to climb trees and prune them. He assured us that safety and security are very important in tree work. We look forward to hearing David speak at our next meeting.

The speaker for the morning was Dr. Joe Zappy, our chiropractor from The Wellness Center of Chester County (www.WCofCC.com). Joe told us that a chiropractor is a neuromuscular and skeletal specialist. He works not just with the spine but with any joint in the body. Chiropractic care is generally considered by medical insuranca companies to be a type of specialist visit. Joe will perform a full exam at a patient's first visit in order to arrive at a diagnosis. The care that he provides to treat the diagnosis will be conservative and not medication-based. His personal model of care is based on movement--getting his patient's bodies to move the way they are supposed to. Anyone who mentions, "My  ---body part---   is bothering me" would benefit from visiting Joe for a chiropractic assessment and care.

LeTip Chester County East met on Tuesday, March 18, 2014. We were greeted at the door by Gary Hunter (This email address is being protected from spambots. You need JavaScript enabled to view it.), our carpenter contractor from Hunter Custom Carpentry.

Our speaker for the morning was David Schreier, the tree care specialist from 4 Seasons Arborscapes (www.4seasonsarborscapes.com). His company specializes in pruning and caring for established trees as well as removal of diseased trees that cannot be saved. They don't perform land-clearing or tree planting. 4 Seasons Arborscapes has five full-time employees, and they will add additional trusted climbers to the team when necessary. Both co-owners are present to make every estimate and to work on every job.

Greg Cazillo (This email address is being protected from spambots. You need JavaScript enabled to view it.) did the showboating. He displayed several websites that he has worked on. He also let us know that there are scammers who will send out letters to tell you to renew your domain name with them, but they are not actually your provider. Greg assured us that legitimate domain providers will not send you a letter but will e-mail you instead. Please make sure that your actual provider has your correct e-mail address, and disregard messages that arrive via postal mail.

LeTip Chester County East met on Tuesday, March 25, 2014. Our portrait photographer, Jack Ansley (This email address is being protected from spambots. You need JavaScript enabled to view it.), provided some samples of his work for the showboat. He has thousands of photos on file that he has taken, many in Chester County including Valley Forge Park. These lovely photos could be printed and framed to beautify local businesses or homes. The sample he showed us from Valley Forge was printed on a type of paper that does not need to be covered by glass, so the print itself can be dusted at the same time as the frame.

Our speaker was our heating and air conditioning specialist, Scott Brown (This email address is being protected from spambots. You need JavaScript enabled to view it.). We've had plenty of cold weather, but air conditioning season is coming soon. Scott has a survey that he can fill out with you to assess how your cooling system can be improved. There are plenty of upgrades as well as maintenance items that he can address for your central air system. Not interested in central air conditioning? He can install wall units in the rooms you most want to cool--no lugging window units in and out every season!

LeTip Chester County East met on Tuesday, April 1, 2014. We were joined by a guest in the category of Banking.

Our showboating and speaking were both done by Glen Coral (This email address is being protected from spambots. You need JavaScript enabled to view it.), our Life, Health, and Disability Insurance specialist from Turning Point Wealth Strategies. Glen makes a strong effort to stay up-to-date with the insurance industry and also related fields that can impact insurance, such as accounting, law, and real estate. He seeks information from professional technical journals as well as professional organizations. His goal is to help each client select the right product and then to structure it properly. This involves taking inventory of who and what are important in the client's life, then gathering necessary documents and looking at other, more complex assets that the client already has. Once Glen has an accurate picture of where the client is from a financial standpoint, then it's time to discuss the client's goals and also identify what are the opportunities and obstacles that stand between the client and their goals. This process takes time but helps to ensure that the client is well educated and is selecting a course of action and a product that will be the proper fit for them. Glen is happy to consult with anyone about their insurance needs.

LeTip Chester County East met on Tuesday, April 8, 2014. Our showboater was our real estate agent, Scott Darling (This email address is being protected from spambots. You need JavaScript enabled to view it.) with ReMax. He offered fingerprinting kits to help identify our kids as well as helpful guides for home buyers and home sellers. Scott mentioned that real estate inventory is currently low, so this would be a great time to list your house for sale if you have been thinking about a move.

Keeping with the theme of home purchases, our speaker was mortgage broker Lonnie Cooper from The Rate Kings Mortgage (This email address is being protected from spambots. You need JavaScript enabled to view it.). Lonnie is able to seek out mortgage loan rates from a variety of local banks. When he quotes a rate to his customers, he will mark up the bank's rate with the aim of ending up with a lower rate for the buyer than what they would be offered by Lonnie's competitors. If you get your mortgage through a credit union, the rate will typically be 0.125% lower than what you would find from a big company. However, the rate from The Rate Kings will typically be 0.25% lower than the big company. He is able to offer the lowest rate, because he has fewer overhead expenses, plus he says, "I have to be able to sleep at night!" So Lonnie can probably give the best price; he will also give outstanding service, including fast answers, no strangers handling your questions, and more times of day that he can be available for calls and e-mails. You need JavaScript enabled to view it.), our web designer, spoke to us with helpful tools for our websites and online business promotion. Greg can add programming to a site to make it responsive; this means that the page will re-size appropriately for different sizes of screens or windows. If a page is not responsive, then parts of the page content will be cut off in a smaller view. Greg can set up a micro-site, or squeeze page, to encourage site viewers to sign up for a newsletter for continued contact. He is also able to view all kinds of reporting to help you know how many people are viewing your site and clicking on things in your site, and he can also discover how long people stay on your site. Greg encouraged all of us with websites to make sure we add fresh content on a regular basis, because new content pushes the site up higher in a search list. LeTip Chester County East met on Tuesday, April 22, 2014. Robert Smith-Felver, our regional LeTip contact, joined us for the meeting. We also had a visitor who is a retired engineer looking to connect with business professionals and possibly re-enter the workforce in some capacity.

He can print photos to decorate local homes and businesses or to send a reminder of this area to people who have moved away. Contact him to print his photos--or your own!

Our speaker was Dave Kozak, our property and casualty insurance representative. When he writes a policy for homeowner's insurance, he wants to ensure that his client's house could be put back together at least as good as it was prior to the claim, if not better. He recommends purchasing insurance through an agent, not just an online service. Make sure that your agent will fight for you when the need arises. If you haven't spoken to your insurance agent at least twice in the past year, Dave feels that you are not getting enough attention. If you consult with him, he will be honest about whether he can improve your cost or your insurance coverage. Dave also recommends making sure that you have sufficient coverage for uninsured and underinsured motorists. These categories of coverage are sometimes shrugged off in the interest of saving money; but Dave reminded us that these policies cover us, not the other motorist, in the event of an accident. Dieter Enz (This email address is being protected from spambots. You need JavaScript enabled to view it.), our painting contractor from SLCI, was our speaker. He presented a computer slide show highlighting a few of his past projects. The first was a large house with many windows. The builder of the house had rushed the staining of the windows, and the homeowner wanted to improve their appearance. Dieter sanded the wood around the windows, retreated the wood (including the use of a UV inhibitor), and restained. The result was beautiful and will retain its beauty and integrity for many years. The second project that Dieter showed us was a house that was having an addition put on. The homeowner wanted to match the style and colors in the addition to match the original structure. Dieter told us that he spent a week matching the stain color, and he also made sure that the woodwork that would be exposed to sunlight would be protected appropriately. The final project we had a chance to look at was a large commercial property that got an overhaul. The company who owns the building is very environmentally conscious and was adhering to the standards of the LEEDS council. Dieter made sure that he worked around all of the pipes and ductwork in the large space and kept within the LEEDS guidelines. Dan is well-informed and can help his clients to organize their finances and be ready to file quarterly tax payments and tax returns.

Our speaker was Kallee Grube, our window and door specialist from ClearView Home Solutions (www.clearviewhomesolutions.com). She can help potential clients to assess their needs and wants. Windows and doors can be helpful for improving appearance, light, and function as well as contributing to energy savings in a home or other building. Once the problem or problems have been identified, Kallee can offer solutions at several different price points. A few projects he worked on were a custom murphy table with chair storage, rebuilt a staircase in an 1800s house, built in cabinets, and built in shelves for a mini library. many projects can be created to match or compliment existing home features or furniture. You need JavaScript enabled to view it.) spoke with us about the computer repair services he offers with his comany, Uneek Computer Repair. Anthony told us that he is always learning, because every job is different. He documents everything he does for each job, so he has his own self-made reference manual that he can refer to in the future. The first thing he will do before working on any computer is to clone the hard drive. He can disable programs that are trying to pop up in the background when the computer boots up, often without the computer's user being aware of it. Anthony has multiple programs that he will run to find and repair problems. Some jobs take more time than others, but he wants to put in as much time as it takes to get the computer working properly and to recover all files. So if your computer isn't working or is running slowly, or if you are concerned about viruses or malware on your computer, give Anthony (the Virus Vigilante) a call.

Glen provided useful handouts that showed how the same investment will grow differently over time based on the interest rate (which could be effectively lowered by capital gains tax), benefit rates for a life insurance policy over several years, and various investments that people can make to provide income in retirement. Glen noted that different families will have different needs and concerns, and he makes sure that he discusses all of the pertinent details and goals with them to choose the right options. This can tell him and the site owner information about how many pages on the site a viewer visits, how long they spend on the site, and how people link to the site. This information can help you to see which areas of the site may need more attention. Also, if a large number of people link to your site via another site (for example, your Yelp reviews), then it makes sense to augment your presence there to drive even more traffic to your website. Greg can help you to make the most of the analytical data and also help with any aspect of website design and maintenance.

Gary Hunter (This email address is being protected from spambots. You need JavaScript enabled to view it.), our carpenter contractor, was the showboater. He displayed a few samples of materials that can be used for outdoor construction, such as decks.

Sue Scales, our massage therapist (www.handsdown.abmp.com), was our speaker. She talked about how our life experiences impact our physical bodies. We often use physical language to describe things that happen to us and how we feel about them. "He's a pain in the neck." "I feel like I'm carrying the world on my shoulders." "My stomach is in knots." "She has her head in the clouds." Our experiences and emotions can manifest in physical changes, possibly muscular changes. We may not even be aware of how our bodies have reacted, but massage can help to relieve these tensions. During the time for questions, Sue also addressed questions about Reiki. Reiki is a Japanese relaxation technique that can also help to promote healing. It can be performed by itself or in conjunction with a massage. The Reiki practitioner has their hands lightly touching or just hovering over the client, so Reiki can be safe after an injury when massage would not be allowed, for example. Our speaker was Frank Grube, our home remodeling specialist from ClearView Home Solutions (www.clearviewhomesolutions.com). Frank talked a bit about his history in sales with a high pressure, hard sell, high priced company. He didn't agree with their principles and practices, so he started his own family-owned business with great products and great service. ClearView replaces windows, but they can also change the look of a room in the process. Frank relayed the story of a customer who had a single small window in a dark room. ClearView replaced that window with a larger, three-panel slider window, and it added more light and totally changed the feel of the room. ClearView offers windows, siding, and doors that are built for energy efficiency. Frank mentioned that burglars can check how many panes are in a window, and they will be deterred by a triple-paned window. Argon gas between the window panes reduces heat loss in the winter. He sometimes has refurbished laptops available for sale, and he is happy to repair your computer or check for viruses or malware.

He reminded us that anything we own has risk associated with it, and that's what insurance is for. Dave encourages all business owners to speak with an insurance professional, because, owners need to be concerned about injury to customers or employees. When conferring with an insurance agent, it is important to be as specific as possible about what your company does and how it is performed in order to make sure that the insurance coverage is appropriate. For a homeowner's policy, make sure there is enough coverage; if someone needs to go to the hospital, $100,000 will cover a maximum of two days in the hospital. For an auto policy, insure yourself for more than uninsured and underinsured motorists; don't insure other people more than yourself. For any type of policy, speaking with an insurance agent gives you the best chance of getting appropriate coverage, because an agent may ask questions that will help to give you better coverage for your needs.

Tony displayed brochures that highlight several of the products he uses, including a water sealant. Using a sealant can often prevent problems from occurring.

Glen Coral (This email address is being protected from spambots. You need JavaScript enabled to view it.), our Life, Health, and Disability Insurance specialist, was our speaker. Glen focused on disability insurance. There are a variety of things that can be covered by a disability policy; the types and amount of coverage depend upon your occupation, what tasks are performed on the job, and whether you have employees and/or a Key Person to the operation of your business. Certain occupations benefit from carrying overhead expense coverage. Income replacement coverage is a standard feature of disability policies, and your past two to three years of income will be used to calculate how much can be paid. If there is a key contributor to the operation of the business, Key Person coverage will pay the company if this person is injured or their contribution to the company is interrupted. If you have two occupations, coverage can be tricky if one occupation is deemed to be uninsurable. Historic injuries and illnesses may also be excluded from coverage. Theresa Barlow, our Interior Designer from A Perfect View (www.APerfectViewInteriors.com), was both our showboater and speaker for the morning. Many people wonder why they should hire an interior designer. A designer can help to save you money, because you're more likely to get what you want the first time, and your designer will help you to be a smart shopper and stay within your budget. For example, Theresa showed us many shades of yellow paint. If you went to the store on your own to pick yellow paint, you may not choose the best shade to color a whole room or to give the room the feel that you're hoping for. When Theresa is helping with color selection, she can navigate through the many shades of yellow to find just the right one. Theresa will help you to define your style and lay out a road map based on your personal goals, budget and expectations. She will make sure that any window treatment you purchase are properly lined to protect the fabric from sun damage. Theresa is able to help with both interior and exterior designing. Outdoors, you may want help with shutters, a veranda, or your pool area. She wants you to enjoy your space. Theresa is also a Fabric Care Specialist who is certified to dry clean window treatments. As an aside, she gave helpful hints for bedding: wash bed sheets at least weekly, and replace pillows every six months to avoid the buildup of dust mites in your bed.

David Schreier, our tree care specialist from 4Seasons Arborscapes (This email address is being protected from spambots. You need JavaScript enabled to view it.), was both our speaker and showboater. He is the co-owner of 4Seasons Arborscapes, and the company formed in 2009. However, David has always loved trees, and he spent several years doing tree work on weekends while working at a corporate job during the week. In his business, obviously caring for trees is important, but David also places a high value on ethics and follow-up. He and is company are worthy of your trust. David and his crew are also skilled and use various types of tools and equipment for different jobs. Sometimes rigging and ropes are necessary to move trees out of a precarious position, and creative engineering skills are brought into play. Videos of tree-moving jobs are available on the website www.4seasonsarborscapes.com. Overall, David is most interested in preserving trees, using pruning and cabling to keep trees stable and safe.

LeTip Chester County East met on Tuesday, September 2, 2014.Our showboater was Dr. Joe Zappy, our chiropractor (This email address is being protected from spambots. You need JavaScript enabled to view it.). He brought vertebral bones and a pelvic bone for us to look at, as well as several diagnostic tools that he uses with his patients. Joe made the point that diagnosis is important; without the correct diagnosis, it is difficult to effectively treat a problem. He performs a comprehensive orthopedic exam for every patient, so he can develop an appropriate treatment plan.

Our speaker was one of our newer members, Rob O'Keefe, our contractor/builder from JMB Custom Renovations (This email address is being protected from spambots. You need JavaScript enabled to view it.). His company is licensed to work in Pennsylvania, New Jersey, and Delaware. They accept both residential and commercial jobs of various types, although their specialties are decks and basements. They have also recently worked on additions, garages, attics, and window installation; and they are certified for lead and asbestos abatement. Rob's personal experience in the field started with training in engineering when he was in the US Army, and he worked with the Army Corps of Engineers. As a civilian, he received degrees in both construction management and business. He now proudly works with JMB Custom Renovations. JMB will always consider each customer's budget, present a variety of construction options, and educate the customer about what type of work will be involved, what can feasibly be accomplished, and how long a job may last. They are very detail oriented and strive to leave no gray areas where confusion could occur.

He displayed various photographs that he has taken of scenery, animals, and still life objects. Jack invited us each to take a photo and reminded us that photographs can make great gifts. Our speaker was our chiropractor, Dr. Joe Zappy (This email address is being protected from spambots. You need JavaScript enabled to view it.). Joe told us that a chiropractor is a medical specialist who treats musculoskeletal problems. He takes a movement-based approach to treatment. He will often film people in motion so he can see where the weaknesses and imbalances are. He then uses a combination of manual therapies and corrective exercises to help achieve balance and proper movement form. Joe prefers to help people get better and then see them as needed in the future rather than locking each client into an endless series of office visits. He treats many athletes and has attended physical therapy and athletic performance seminars to help expand his treatment options and techniques. Joe often partners with a local physical therapist. Joe is not a physical therapist, although he knows some therapeutic techniques. The physical therapist may look to Joe to provide neuromuscular re-education, and then Joe sends the patient back for physical therapy. Joe's movement assessments can help him to determine which muscle or muscles are in need of treatment. He also helped to develop a Rehabilitation to Performance program that is taught in chiropractic schools around the country.
