Our speaker on November 26, 2013, was Lonnie Cooper, our mortgage broker from The Rate Kings Mortgage (www.theratekings.com). Lonnie led us through the answer to a question he is frequently asked: "How much does it cost to buy a house?" He added together all the aspects of the money that would be needed at or before closing. Payment needs to be made for a down payment, prepaying property taxes, homeowner's insurance, transfer tax, title insurance, possible homeowner's association contribution fee, home inspection, and possibly a termite inspection. For a fictitious house costing $100,000, Lonnie added together all of these financial components and arrived at a total of $7150.00 beyond the down payment that would be needed.
