Our speakers were Teri West from Superior Home Mortgage - an informational talk of the housing market, the changes in lending trends, and the positive outlook for the future.

Linda Pittounicos also gave an enthusiastic presentation of home owner's and business insurance.  Also a display of the most expensive vs least expensive vehicles to insure.

We were honored to have our guest Keary Larson from Something in the Sky.  He is an aerial photographer.

Bill Friedman - Blue Dog Printing & Design participated in the West Chester Chili Cook Off with is famous "Blame it on the Dog" chili.  Blue Dog is also sponsoring the Exton Chamber of Commerce Expo on October 10th.  Our Business Coach, Ken Abrams , will also be speaking at that event starting at 9AM.

A sleepy eyed 19 members from staying up from the Phillies game, still made it to our free breakfast meeting at 7am at the Downingtown Country Club.   Gary Iverson, Arbor Logic , reported some tips for the members, and included ideas for them that were discussed at the board meeting.   Greg Cazillo, DoubleXpressions Wedding Photography has been working very hard on the website and has done a fabulous job! 

Our next Business Mixer is January 27th 2009 at Downingtown Country Club .  Greg will also be speaking when the time gets closer about the requirements for the mixer.

A tip drill for Linda P, One Point Advantage encouraged members to re-assess their needs for home businesses and auto insurance.

Our speakers were Catherine Smith from Foxwood Interiors and Dr Greg Parsons from Chamberlain Chiropractic .  Catherine has been an interior designer for 30 years and has designed all rooms of any house or office - has even done a boat and an airplane!

Dr Greg explained thet expansive health benefits of chiropractic care.  He feels there is no one that can't be helped in some way!

Congrats to Mary Lasota, being the lucky devil, for meeting her obligation of bringing a guest.  Our guests today were Rachitha from Gifts & Incentives, Ferna Majewicz from Shaklee, and Philip Antwi from Citizens Bank.  We hope to see you again!

Our speakers today were Shawn Bishop and Jack Ansley.  Shawn spoke about how he and his father run his Contracting business and why they are so successful.  He also mentioned besides someone that needs an addition to their house, his best tip is an architect.  Jack and Greg will also be launching a new website dedicated to scenic photography where you can view and purchase their ever expanding collection of scenic prints.

Jack has a catalog of over 5,000 scenic images.  All of them are for sale, and are perfect for corporate gifts & corporate decorating.  It will also give you a double tip since our framer, Bridget Hanley , will frame it and hang it!

Finally the group heard a presentation by Gregory Cazillo on the new website.  He stressed the fact that the site should have regular content and new articles, features, and changes often.  We do not want a static website, so keep the changes coming!

A terrible, cold, raw, rainy morning did not deter our LeTip members from coming to the breakfast meeting ready to exchange business leads!

Marc Bamford, President and Accountant spoke elequently of the importance of tax planning.  You can predict the forecast of how much tax you will owe come April, by consulting with Marc.

Bill Friedman, Blue Dog Printing and Design explained what the millions of cattle out west already know; the importance of branding.  Let Blue Dog develop your logo, your motto, your font, your colors, and text so you will be recognized everywhere you go!

Bill is our new Mentoring and membership chair, and Linda Pittounios has been moved up to Vice President.  Congrats to both!

Sue Bullock and Melanie Palubicki each had 4 outside tips today!!!  Wow!

On this Election day, the members of LeTip got together for breakfast Before the Polls! We were honored to hear from our speakers:

Sue Bullock, Tuttle Marketing Services , and our marketing expert, described how potential clients get a first impression of your business and why your marketing products need to reflect that and make you stand out from the others.
 
Rick Bergami, Echo System Industries , is the LeTip CCE computer genius.  He spoke of securing you computer from spam, viruses, pop up ads and what kinds of security programs you should have in your computer.  it is easier to protect your data than retrieve it should you lose it all.  His off site back up program is a must for any business.
 
We welcomed Philip Antwi from Citizens Bank as our newest member and filling the Banker category.
 
With our membership Drive and game, Mary Lasota , won the honors of bringing in a qualified guest who is now a member.  She received an award of $93, and is well on her way to her green badge!  Congratulations!

November 11th, 2008

Our speakers this morning were Mike Clark from the Wireless Zone and Greg Cazillo - our wedding photographer.

Mike Clark revealed the brand new phone from Verizon that is a dead-on competitor for the iphone.  He explained all types of programs that are available to put into your new and existing phone.

Chester County Wedding Photography Greg Cazillo, DoubleXpressions Wedding Photography gets an award for having the most creative speech.  Rather than speak about his business, he included the entire group plus guests into what he does best - photography.  He organized and assembeled the entire group for a photo - within 5 minutes!  And that what he does better than anyone!  What fun!

Mary Lasota has sponsored Philip Antwi and moved up to a green badge.  She also received $93 as a bonus reward from our membership game!  Congratulations!

Our commercials allow each person to talk for 30 seconds about their businesses.  However in our group - we have made them mini infomercials - What we need, what we can do, and how the rest can help our businesses and the group to grow.

There was a threat of snow in the forecast- but it was all about warm leads at the Letip meeting November 18th. 

Craig Constable of Wienkin and Associates touched on the importance of life insurance, especially if one is married.  He emphasized what disability insurance covered and explained what a good tip for him was, so all members can be on the lookout!

Scott Darling of Remax Action , explained how expanding tips to him Globally can be done.  Scott also explaed the Agreement of Sale, A very important outline that precedes the purchase of a home.  Scott makes it a priority to educate his clients.

Visitations were fulfilled today.  Each member is required to visit another member and report back to the grou the best way to tip fellow members. 

Our lunch bunch, an informal gathering with fellow Letip CCE members for luch, will be held Wednesday November 19th at 11:30.

Bridget Hanley, our picture framing specialist, artist, & calligrapher spoke about being able to flow with a down economy to make framing more affordable to her clients.  She also gave away her miniature frame Christmas ornaments to some lucky members!

Gary Iverson, Arbor Logic Tree and Landscaping shared some incredible knowledge that he has about pruning trees this time of year.  He also offered advice on how to hang Christmas lights this time of year and to have a forethought about mulching to prepare for the spring.

Gary, also our Secretary, revealed some feedback about what new guests are thinking:  Why do we do a 30 second commercial every week?  It is the best way to keep fellow members thinking about how to tip another member, the best way of introducing news about our businesses, and to keep everyone up to date as to how we are changing.

"Dollars in Your Pocket" report is due this week.  This is where the amount of money that is made within the group is recorded.  Each member reports what they have generated within the month.

A cool morning with 100% attendance and Letip CCE welcomed 2 guests!  Allen Kyle from Send Out Cards and Patrick Gallagher from Colliers L&A graced us with their presence.

Our speakers included David Johnson, Hound Dog Hardwood Flooring , led a very eye-opening talk about removing lead based paint from your home's floors.  Hound Dog Flooring has specific procedures to remove lead paint from floors

Mary Lasota , our group's Estate Attorney, explained the importance of having a will involving your health and what you should plan for the future.  A Healthcare Directive allows people to indicate terms of terminal illness.  Mary specializes wills & trusts.

Winter is here, and although the weather is cold - tips are warm!

Our speakers warmed up the group with great talks.  Melanie Palubicki of AFLAC plain, simply, and directly explained why each business should have an aflac program.  She explained why aflac is the most practical solution to disability, loss of wages or unexpected accidents that may happen & cause a loss of income.

Philip Antwi from Citizens Bank represents practical line of banking and solutions to lending to businesses.  He is an independent representative for Citizens Bank and is the main contact for all his clients.  His direct go-to-you service is an advantage over other banks.

The Letip Business Mixer is Jan 27th open to any business to showcase their work and network for new clients and contacts.  Best of all, its free!

Our first meeting of 2009 brought us SIX new guests!  A great way to start out the new year.  We welcome our guests and encourage them to give Letip a try!

Jack Ansley , who holds a silver Letip Badget, has been a portrait photographer since 1972.  He spoke candidly about photographing a family, and also his specialty of pets.  He has done all varieties of animals and gave the group several ideas to help get him tips. 

Marc Bamford , our President and Accountant also spoke today.  He advised us of the importance of tax planning & not waiting to get hit in April.  Marc is also well versed in Quickbooks and how those figures can predict the succcess of your business.  "PYA" is a favorite quip for Marc - "Protect Your Assetts."

The Business Mixer will be January 27th.  A terrific opportunity to showcase your business to people who want to know about your business, at this "mini expo."  If interested, please RSVP.

The year end tally for the total amount of business generated by Letip Chester County East was $800,000.  We call it "Dollars in Your Pocket."

The members of the group, still excited about a fantastic Eagles win, are ready to FLY through the week with warm leads and tips!
 
Teri West, Superior Home Mortgage , spoke about the advantages of refinancing now, and how much one can save! Anyone who owns a home is a great tip for her.  Teri will consult with anyone to get them the best advantage on a home mortgage.
 
Shawn Bishop, Corner to Corner Construction , realizes the importance of changes that he has to weather for his clients. Being able to change and offer the best quality and value is an important point for him.  Visit Corner to Corner at the Philadelphia Home Show Jan 17-26.
 
Our results from 2008 has revealed SUE BULLOCK as the Top Tipper for 2008 with 89 tips!  JACK ANSLEY is second to her with 79.
 
1108 Tips were passed in 2008.  With an average of 90 per month, that is a LOT of business.  Scott Darling, Tipmaster, encourages all members to set their Dollars In Your pocket goals for 2009.  Each member noted their target for 09, and now we get the ball rolling to get our businesses growing!!

This very historical inaugural day had a few members up early, and ready to grow their busineses through the cold.

Greg Cazillo, Chester County Wedding Photographer totally captivated the group with examples of his work.  His passion & professionalism is very clear.  Greg's photographs were passed around for all to view.

Bill Friedman, Blue Dog Printing and Design took on the role of mentor and coached the group through the details of their membership including goal setting for each quarter, expectation of dollars in the pocket, power partners-and the value of them, and finally the expectations set upon each member to make the group grow.

Marc Bamford sounded off on the heels of Bill to encourage members to "be greedy and be specific," and to take advantage of the group to help your goals be met.

Scott Darling revealed a change he has made for his business and encouraged others to try sending a hand written note to a client to  build your business this year.

1157 tips were passed in 2008, with $826,600 made from our group!

Visitations were fulfilled today.  Each member is required to visit another member and report to the group a good way to tip that member.

Sue Bullock, Tuttle Marketing Services, spoke about the value in your business of "smart money."  A business does not have to spend much to stand out in "the silence," a down time where your competition is budgeting and lying low.  She showed customer examples using the members own businesses as to how they can inexpensively stay ahead, and speak out during the silence.

Mike Clark, The Wireless Zone, authorized agent for Verizon explained how much Verizon monitors their network.Mike also explained how Verizon puts value on their quality of product and vlue on the "people" - educating sales people to get more satisfied customers and the value of good service.

Today, being "Fiver Day" had many members being rewarded $5 for bringing guests last month.

An early thaw in the weather warmed up the Letip CCE group this morning  Our Guests were:

Don Honeyman, self employed painter looking to enhance his business with LeTip.  Marco Electric has visited us for the third time and will hopefully become our newest member.  Scott Brown- James Brown Plumbing & HVAC joined us again and hopes to be a member.  Jen Treumbly Ameriprise Financial, a Certified Financial Advisor.  Gary Siano, also a financial planner from Nex Financial Group.

Our speakers today were Mike Cosgrove from Magic Mop Cleaning and Craig Constable from Weinkin & Associates .  Mike explained the client he has called the "one timer."  He will spend 5-8 hours cleaning a home top to bottom for some people who just want a "once & done" job.  Generally, this is a great advertisment for him since one timers become two and three & four timers, and then end up being regular clients.

Craig Constable spoke of Life, Health, Disability Insurance & Long Term Care.  A good tip for Craig is someone aged 45-50 for disability insurance.  Someone from 50-55 is a great referral for long term care insurance.  Protect your greatest asset - your ability to ge up and go to work everyday.

Greg Cazillo also did a tip drill for Jack Ansley.  He explained the need for a professional portrait, not just a snapshot your secretary took three years ago.  That professional portrait should be on your website, on hand for brochures & business cards, as well as for press releases.

Our Fiver Day member game increases the rewards as each member brings in a guest each month, the reward doubles, triples or even quadruples!

Scott Darling, Realtor, went through the steps in purchasing a house.  As a buyer, he does not want you to worry about anything except finding the one you want.  His record to find a sale within four to five houses, because he has done all of the homework ahead of time.  His buyer-counseling session helps to make the purchasing of a home very easy.

Bill Friedman, Blue Dog Printing & Design - on the precidence of his receiving his masters degree in history.  Bill feels that 1439 was the most important year ever.  It was when the printing press was invented and launched Blue Dog into history!  He outlined what his target clients would be so that the Letip Members, his sales force, could find good referrals.

Visitation day requires members to visit each other and then inform the goup ways that they can tip!  It is an important part of Letip since regular commercials cannot always outline the vast opportunities for business that are out there.

We honored our guest Justin Grungeon from Heartland Payment Systems.

Every once in a while we have the most exceiting speak off!  When 2 guests have expressed interest in joining the group and have visited at the same time-a speak off is a competitive way to inform the group as to why they are the best.

Jen Traumbley from Ameriprise Financial was very eloquent about her credentials.  Her passion and professionalism was very impessive.  Countering Jen was Gary Siano from Next Financial Services.  He would like to show people how to use their money for their life and not use their life for their money.

After the speak off, the group voted on their new member.

Our elections are coming up!  An election survey was passed out by Craig Constable , the constable of elections.

We welcome Scott Brown as our new member from James Brown Plumbing, Heating & AC.  The winner of the speak off was Gary Siano from Next Financial !

We also celebrated a landmark event with the 50th Birthday of our charismatic Vice President Linda Pittunicous!

A very very cold brisk morning brought all our members in for some warm leads!

Our gust Chad McGovern from Brandywine Mergers & Acuisitions helps owners to sell their companies and develop exit plans.

Our speakers started with Bridget Hanley from Little Conestoga Pitcure Framing explaining how being an educated professional makes for a happier client because she knows what to use, when to use it , and why.

Dave Johnson, a specialist with hardwood flooring explained his pricing system and how he applies this to the smallest of jobs.  His familiarity with his trade makes him an expert from repairs to complete installations.

Our group is focusing on two new member groups, a Dentist and also a Jeweler.  There is an extra reward for any member bringing them in!

Our elections are also shaping up!

Sue Bullock is working on a document that we can hand to our prospective clients.  This will help to generate leads!

The first Tuesday of every month is also Fiver Day...That means members are rewarded for bringing guests in the previous month.

Our first speaker of the day was Craig Constable .  He spoke of the differences between term and whole life insurance, stating the benefits of each.  Permanent life insurance allows you to get your money back and is not a gamble like term.  One benefit of term is that it can be converted to permanent, or whole life insurance.  Here was Craig's poem:

My wife will get her first real break.
But should I live for 20 years,
My wife and I need shed no tears.

Michael Cosgrove was our second speaker.  He reminded us that he brings a ladder to every cleaning job he does...leaving every nook and cranny completely clean.  He also looks for potential problems, for example in showers.  He brings a tube of caulk for your bathtub to make sure it does not leak.  This time of year is good for Michael to clean windows, clean screens & pressure washing.  He also gave us the skinny on vacuums, and let us know that they are not all the same!

Gary Siano from Next Financial
was our pinch hitter today and filled our missing speaker spot.  He explained his fees and costs to work with a financial planner.  He went over the uses of Variable Annuities, American Funds, and WRAP Accounts.

Scott Darling from Remax was our second speaker.  He goes over every step of buying a house with his clients before it ever happens.  Scott usually only needs to show his clients 5 houses to find his clients the right one, this is because he listens to his clients and knows the area very very well.  Typically his buyers also get 85-90% of what they originally wanted in a home.  Don't forget about the first time homebuyer credit, it can now be used as an $8000 down payment on the house purchase.

Tuesday morning started slowly since it was the day after long holiday weekend.  We were able to introduce two guests, Noah Cohn who is a General Contractor and Jeff Abramson who works for Talk Fusion.  We also voted in two new members, Dieter Enz Painting Contractor & Mark Burkholder, our new Landscape Contractor.

Dave Johnson from Hounddog Hardwood Flooring spoke of the benefits of hardwood floors instead of carpet.  His points were: lifetime product, scuffs & scratches are easily fixed, more sanitary, and is more beautiful!  Dave will install the product you have already purchased or help you to purchase.  Amazingly enough hardwood is only about 50% more expensive than carpet but will last many many years longer.  He makes sure there are no squeaks in the final fit and gives you a 1 year warranty on his work.  He can also retrofit staircases and match old flooring if there is only a small section that is damaged.

Marco De Girolamo is our group's Master Electrician.  He is highly experience with troubleshooting all types of electrical systems & is licensed to do so.  Marco's typical jobs include adding outlets, upgrading your service, adding telephone, TV, or data cable.  He will also do work in both commercial or residential locations.

We welcomed our two new members today, Mark Burkholder, Landscaper & Dieter Enz, Painter.  Congratulations!

Melanie Palubicki, from Aflac , spoke of the importance of insurance.  She had noted quite a few reasons why everyone needs Aflac: Aflac pays even if you don't miss work, pays for out of pocket expenses (like travel), lost income, hospital says pay at least $1000, physical therapy, and best of all the benefits are tax free!  Your policy price does not change and Melanie will make sure you get paid the correct amount, she has even visited her clients in the hospital!  Best of all you do not need a group to qualify, anyone can have Aflac for pennies a day.

Our final speaker was Linda Pittounicos from the Aleva Agency.  Every one of Linda's clients gets her personal attention to make sure you get the right insurance coverage for your auto, home, or business.  She knows the questions to ask, like do you have pet?  What about a recreational vehicle?  Everyone will save money or gain coverage from a new policy with Linda.

We had a rainy stormy morning today.  Half of our members came into the meeting soaking wet....then the electricity went out for a while!  We still continued on as usual...

Gary Siano, financial planner, was our first speaker today.  Something we didn't know: Gary has been a financial planner for over 20 years!  Gary can help someone transition if they are getting laid off and give concrete advise as to whether or not to transfer your money around.  His strategic partnerships can help you to make your retirement much easier.  When was the last time you heard from your financial advisor?  Gary makes a point to call all of his clients at least 6, 7, maybe 8 times a year!

Lynnette Suzadail, our Mary Kay Consultant, educated us on men's gifts.  Her top seller is cologne and there are plenty of options to choose from.  Lynnette can also schedule skin care appointments, even on the go appointments.  All items can be easily exchanged if the item doesn't really fit.  Don't forget about tanning products, its summertime!

Scott Brown was our Top Tipper for May with 6 outside tips.

Lunch Bunch will be 11:30 at the Winners Circle on Wednesday the 17th.

Our President Marc Bamford started off the meeting today awarding two new badges, one to Scott Brown for his first new member, and one to Gregory Cazillo for his third new member.  Congratulations!

educated us on his business, built on customer service and quality workmanship.  Each of his customers have a dedicated account manager, whether you are having lawn maintenance done, hardscaping, pool services, fall or spring cleanups, mulching or snowplowing services.  He can bundle his services to give you a better price; for either residential or commercial locations.   His main area of travel is Aston PA to the west, including West Chester, Exton, Downingtown and parts of the Main Line. 

Our second speaker today was Teri West from Superior Home Mortgage.  She has been in the mortgage industry for over 13 years and knows how to make sure you get a great deal.  Her company is a mortgage banker, and they have money to lend now!  Her primary clientele is commercial or residential loans, refinancing, and especially first time home buyers.  She offers a free consultation and can also help you increase your credit score.  Superior Home Mortgage also charges minimal closing and other fees, and their rates are typically 1/4 to 1/2 percent better than the competition.

Our very own Phillip Antwi from Citizens Bank spoke today.  We all learned a lot, like he offers credit card processing, payroll services, easy deposits (from your desk), lines of credit, the list goes on!  Startup businesses are good, Phillip made it clear how much he enjoys watching a new business grown and prosper.  Citizens has quite a large presence in the Philadelphia area, but SMB banking is here to say with Citizens.

Dieter Enz, our new painting contractor , educated us on the differences between low quality and high quality paint jobs.  He does commercial and residential painting as well as color consultations to help you find the best colors.  He can work to your budget, but will never sacrifice quality.  He can even offer a warranty...something we had never heard of.  Taking a quality approach, understanding the project and the customer, as well as communications are hallmarks of Dieter's business.

Today we had returning guests, Bernie Orlmeister and Susan Dykes are IT consultants from E. Bernie Inc.

The first speaker of the day was our accountant, Marc Bamford . Marc is rolling out his new services for professionals.  Those include bi-weekly bookkeeping and payroll services.  His target market for these new services are lawyers, doctors, and anyone in the professional field that does not write a lot of checks.  A major part of the service will be reporting, which is very important to know how well your business is performing. 

Jack Ansley was our second speaker.  He is our group's photographer, and has over 5,000 images that he sells as stock photography.  Those stock photos can be used for websites, brochures, books, and especially prints for hanging in your office, business, or home.  Recent technology allows Jack to print on fabric, satin cloth, and any size length up to 6' wide.  Most of his images are from Valley Forge, Chester County, and Philadelphia Pennsylvania.

The group went to the Reading Phillies game on Tuesday evening.  We had a good turnout, and great seats.  Everyone that attended was able to bring family and friends, most brought their spouses and children.  We should really do this more often!

Stacia Amico was our guest today, she might be filling our Banker category.

Scott Brown educated us today on efficiency and ratings of our HVAC systems.  He is from James Brown HVAC and gave us quite a few ways that we can save money this summer season.  There are quite a few rebates, incentives, and tax credits the homeowner can take advantage of now to help decrease their energy spending.  Items such as hot water heaters, furnaces, boilers, and new AC units can all benefit from regular maintenance too.  He has financing available if needed.

Sue Bullock from Tuttle Marketing is full of great ideas and ways to promote your business.  Any item from a golf ball to T-shirts, towels, water bottles, the list is endless.  Sue regularly finds new items that can be personalized and make sure your client remembers you or your business.  Weddings are another great source of tips for Sue.

Gregory Cazillo our Website Designer was our first speaker today.  He spoke of the many steps required to make a profitable website.  Number 1 is Search Engine Optimization and Online Marketing.  Keywords and website code optimization are requirements in this area.  Once your viewers are on the website, #2 is Design and Navigation.  Colors, ease of navigation and good layout are all key to keeping views on the site longer and following your message.  The final piece of the puzzle is content.  If you have good content it will reflect badly on you and the reputation you are trying to create on the web.

Mike Clarke from the Wireless Zone
(Not the Verizon Store!) gave us the reason to go to the Wireless Zone instead.  Customer service is excellent at the Wireless Zone, and they can explain everything so you can understand it!  Wireless Zone is an authorized Verizon reseller.  The newest reason to go with the Wireless Zone is the new Applicate Store from Verizon.  One of the great features of new phones is the GPS functions.  It can be used to keep track of your children or workforce.  GPS can also help your golf game!  Some phones can sync your calendar, contacts, etc from your computer.  Tethering is connecting your computer to the phone for wireless internet when away from work or home.
Our newest member, Susan Dykas, spoke for the first time today!  eBernie Inc is our IT Consulting company.  They specialize in network design, mass implementation of software and hardware, and bring over 18 years of experience to the table.  Just a few of their target clients would be businesses that are merging, a business that needs project management, and especially a small to medium business that would like quarterly reviews of their systems but cannot afford an in house IT person.

Our Life Insurance Consultant Craig Constable was our second speaker.  He can make sure you have enough health, life and disability insurance.  One thing that not many people know about life insurance is that you can use it in life, not just death.  His target clients are someone with kids, wife, business, newly married, owns a home, etc.  Any or all of those people should have life insurance and should consult with Craig.  Everyone's life insurance should also be comprised of both term and whole life insurance policies.  Finally life insurance for children is very inexpensive and can be transferred to the child when they turn 18 years of age.
Marco Electric has been working as an electrician since he was 5 years old when he helped his father pull wires during the summer.  The number one reason to hire Marco is experience.  Electricity is very dangerous...you can't just settle for less.  Experience really comes into play when you have a renovation done in your house.  If you had your kitchen done he would make sure you had all the conveniences: garbage disposal, lighting, outlets, refrigerator, dishwasher, etc.  The usability of your kitchen will depend on thinking these through, and Marco has the experience to make sure you are totally happy with your new or renovated space.

Scott Darling is Chester County's top Realtor.  As of late buyer activity has gone up, which means more houses are being sold.  Just as Marco has the experience as an electrician, Scott knows how to price your home to sell.  That is not an easy task and is dependent on many factors.  Scott takes a proactive approach to his selling and does a lot of traditional non traditional methods of marketing your home to sell.  If your current realtor just ploped a sign in your front yard and prayed it will sell than you need to talk to Scott.  Only 13% of homes are sold from the sign in the front yard...that is not very good.  Doing proactive buyer searches can dramatically help to sell your home much quicker and at the right price.
